Today, on 4 April 2007, Deutsche Wohnen expanded the property portfolio by the acquisition of 510 residential and 37 commercial units. The property stock was owned by private individuals and is located in the cities of Offenbach (75 percent) and Frankfurt (25 percent). Whole acquired living area amounts to 35,000 sqm (corresponding with an average size of 63 sqm per unit). The average monthly rent comes to EUR 7.75 per sqm, the vacancy rate is approximately 5 percent. The residential properties were predominantly build in the sixties.
The acquisition price amounts to approximately EUR 40.5 million. The internal rate of return is calculated with approximately 9 percent (on basis of 25 percent equity). The purchased property stock disposes of potentials in rental development and privatization, which will be enhanced by Deutsche Wohnen next years.
Together with the 426 residential units acquired in January 2007, in the current business year 2007 Deutsche Wohnen acquired approximately 950 residential units. This figure corresponds with the major part of residential privatizations planned by Deutsche Wohnen for the whole business year 2007 (between 1,000 to 1,200 sales of residential units). Further acquisitions are intended.
