Today, on 15 January 2007, Deutsche Wohnen expanded the property portfolio by the acquisition of 426 residential and 12 commercial units. Seller of the properties are LVM insurances. The property stock was offered exclusively to Deutsche Wohnen and is located in above-average attractive micro-locations within the city centers of Münster/Westphalia (252 units) and Dresden, Leipzig and Erfurt (186 units). Change of possession will be on 1 April 2007.
Whole acquired living area amounts to 30,015 sqm (average size of 71 sqm per unit). The average rent comes to EUR 6.70 per sqm, the vacancy rate is 3.5 percent. The residential properties were predominantly build in the nineties pr redeveloped as good as new.
The acquisition price ranges between EUR 41 million and EUR 43 million. The purchased property stock disposes of potentials in rental development and privatization, which will be enhanced by Deutsche Wohnen next years.
