Deutsche Wohnen expanded the property portfolio by the acquisition of 503 residential and 17 commercial units from different selling parties. The properties are located in Mainz (185 residential units), Oberursel (73 residential units), Wiesbaden (95 residential units), Darmstadt (110 residential units) and Frankfurt (40 residential units). With 353 residential units DIC Asset AG sold Deutsche Wohnen the biggest part of the properties, this within a limited bidding process.
Whole acquired living area amounts to 30,600 sqm (corresponding with an average size of 59 sqm per unit). The average monthly rent comes to EUR 6.40 per sqm, the vacancy rate is approximately 4 percent. The residential properties were predominantly build between 1920-1930 and in the fifties.
The acquisition price amounts to approximately EUR 31.6 million. The internal rate of return is calculated with approximately 10 percent (on basis of 25 percent equity). The purchased properties dispose of potentials in rental development and privatization, which will be enhanced by Deutsche Wohnen next years.
Together with this acquisition in 2007 Deutsche Wohnen acquired approximately 1,830 residential units. Further acquisitions are intended for 2007.
